The community pool at Embassy Condominiums, with the masts of the boats moored at the association's slips rising behind it.

Harbordale · Fort Lauderdale

The dock isthe front yard.

Sixty years on a quiet canal off the Intracoastal. Three floors, a pool open dawn to dusk, and a handful of private slips a few steps from the door.

Overhead view of the pool deck and lawn, with the association's boat slips and moored sailboats directly behind on the canal.

The water

A few steps,not a few miles.

A limited number of private boat slips sit at the end of the lawn, which is the rarest thing this association owns and the hardest to find at this size of building. They open onto the canal and out toward the Intracoastal, which makes an afternoon on the water something you decide on rather than plan for.

Paddleboards go in from the same dock. So does a kayak, a tender, or nothing at all on the evenings when the point is just to sit there.

The building

Three floors, andno lobby rush.

Embassy is a boutique building from the 1960s with three floors and a modest number of units. That size is the whole character of the place: you recognise the cars, the turnover is low, and nothing about the day feels like a high rise.

Every residence inside is different. Finishes and layouts vary from one owner to the next, because sixty years of individual choices is what a building like this accumulates instead of a uniform spec.

Prime location

Harbordale, minutes from Fort Lauderdale’s shopping, dining and waterfront, and a short run to the beach.

Boutique living

Three floors and a handful of units, which is a neighbourly building rather than a busy one.

Individual character

Each residence reflects its owner. No two layouts or finishes are quite the same.

Harbordale

An establishedcorner of the city.

Harbordale is one of the older residential pockets in Fort Lauderdale, set between the water and the city rather than out on the edge of either.

The association

Run quietly,and run properly.

The association is professionally managed by Royale Management Services, and the things it values are the unglamorous ones: respect between neighbours, privacy, straightforward communication, and a building that is simply kept in good order.

It is a non-restrictive, residentially diverse community. Boutique size means less turnover and more stability, which is worth more to an owner here than any amenity list.
